This surge in IPO activity underscores the sector’s renewed confidence, fueled by robust demand, regulatory reforms, and a growing appetite among investors for realty stocks.
Multiple sources indicate that prominent real estate players, such as Noida-based BPTP Ltd, M3M Group’s Smartworld Developers, Gaursons India and Mumbai’s Wadhwa Group are actively preparing to list their companies, targeting either the financial year 2025-26 (FY26) or 2026-27 (FY27). These firms are in various stages of finalizing their IPO strategies, with some already engaging investment bankers to fasten the process.
For instance, BPTP Ltd is reportedly looking to raise over ₹5,000 crore through its public issue and has appointed a consortium of bankers to manage the offering. The move is expected to not only strengthen the company’s balance sheet but also provide a push for its expansion plans in the highly competitive National Capital Region (NCR) market.
The renewed IPO push comes at a time when India’s real estate market is experiencing a post-pandemic rally. Demand for both residential and commercial properties has picked up sharply due to factors such as urbanization, rising disposable incomes, and favorable government policies. The implementation of the Real Estate (Regulation and Development) Act (RERA) and the increased transparency it has brought to the sector have further strengthened investor confidence.

The company is focusing on both residential and commercial developments, and the fresh capital will likely be used for land acquisition, debt reduction, and new project launches.
Smartworld Developers: Backed by the M3M group, Smartworld has quickly established itself as a prominent player in the Gurgaon market. The company’s planned IPO will help it expand its footprint and capitalize on the growing demand for premium housing and mixed-use developments.
Gaursons India: Known for its large-scale township projects in the Delhi-NCR region, Gaursons is preparing to tap the market as it seeks to diversify its portfolio and strengthen its financial position.
Wadhwa Group: Based in Mumbai, the Wadhwa Group is eyeing a public listing to fuel growth in the country’s most expensive real estate market. The funds raised will likely support ongoing and upcoming projects across the city.
The upcoming IPOs are expected to offer investors a broader choice of real estate stocks, beyond the handful of listed developers currently available on the Indian stock market. This increased depth could lead to better price discovery, improved corporate governance, and enhanced sectoral transparency.
For the companies themselves, access to public capital markets will provide the financial muscle needed to undertake larger projects, invest in technology, and weather cyclical downturns.
