Knowledge Realty Trust REIT IPO

Knowledge Realty Trust REIT is of ₹4,800 crores, consisting of 48 crore fresh equity shares priced between ₹95 to ₹100 per share. Subscription for the issue will open on 5th August, 2025 and will be closed by 7th August, 2025. The REIT allotment is expected to be determined by 12th August, 2025, with the listing on BSE and NSE expected by 18th August, 2025. A retail investor can apply for a minimum of 150 shares worth ₹14,250.

Knowledge Realty Trust is the country’s largest office Real Estate Investment Trust, with the company’s assets valued at ₹62,000 crore as noted in March 2025. The assets under this trust offer various facilities like indoor and outdoor pool facilities, a multi-cuisine food court, an exclusive members-only club, creche facilities and medical facilities.

Knowledge Realty Trust operates various facilities with a portfolio of 30 Grade A office assets in six cities of India, such as Bengaluru, Mumbai and Chennai. The company’s properties include about 46 million square feet of leasable space with state-of-the-art infrastructure to achieve the primary focus of tenant comfort and operational excellence.

Brand and Market Presence

The company’s brand presence is elevated through its marquee assets like One KBC and One World Centre in Mumbai, housing tenants like Amazon, Google, Cisco and Goldman Sachs in Knowledge City located in Hyderabad. Their portfolio attracts the top multinational corporations, large domestic corporations and Global Capability Centres, which helps in maintaining a high rate of occupancy of around 90% and strong retention of tenants.

Revenue Channels

The company’s primary source of revenue is leasing from the large portfolio of Grade A office Assets in India. This rental income makes up a large part of the company’s revenue through the support of multinational corporations, Global Capacity Centres and Fortune 500 Companies. The company recorded a revenue of ₹4,146.86 crore in FY25, with its net income being ₹3,432 crore. This growth reflects the company’s strong growth in revenue through the leasing of premium office properties.
