Synopsis
Casagrand is boosting its Hyderabad presence with 3.98 million square feet of new developments. The company is launching 'Casagrand Vybe', its largest residential project in the city. This expansion is fueled by high demand for luxury and premium homes. Hyderabad is becoming a key market for the developer, contributing significantly to its revenue. Casagrand is also preparing for its IPO.
IPO-bound real estate developer Casagrand is adding 3.98 million square feet to its Hyderabad portfolio, expanding its footprint in the city significantly. This development will be across key pockets of the city. As part of its expansion, the company is also launching a new residential project 'Casagrand Vybe' spanning 35 acres (1.5mn sqft) in Hyderabad, its largest residential project yet in the city and the second largest project in its portfolio.
The Chennai-based developer forayed into Hyderabad in 2023 with a project that had a saleable area of 0.39 million square feet, and has since expanded its presence with four more projects aggregating 2.74 million sq. ft. in 2025.
Speaking to ET, Sathish CG, Deputy Managing Director, Casagrand said that this expansion comes on the back of booming demand in the city for luxury and premium homes as the city evolves into a fast-growing real estate market, driven by strong IT/ITeS-led growth, expanding infrastructure corridors, and connectivity. Hyderabad currently contributes 12-15% to the company's topline.
"Hyderabad home buyers are looking for luxury in terms of space primarily and amenities," he added.
Casagrand Vybe, which will be officially launched this week in Rajendra Nagar, is positioned as a large-scale villa development comprising 362 5 BHK villas priced from Rs 3.2 crore onwards with a handover period of 36 months.

Sathish says the location of the project, which is approximately 5 minutes from the PVNR Expressway, 15–20 minutes from the airport, and 30–35 minutes from key city hubs, makes it a key real estate location.
Casagrand has been steadily scaling up its Hyderabad portfolio with a mix of villa and apartment developments. Earlier this year, it launched Casagrand Mandarin in Miyapur, an 8-acre project with 334 3 and 4 BHK homes priced from Rs 1.25 crore, alongside Casagrand Crestwood in Medchal, a 12-acre villa community with 130 5 BHK units starting at Rs 2.99 crore. In the premium segment, Casagrand Belair spans 9.35 acres and houses 79 high-end bungalows priced upwards of Rs 3.4 crore.
Casagrand refiled its draft IPO papers with SEBI in December 2025 to raise Rs 1,220 crore, up from its earlier Rs 1,100 crore plan. The issue comprises a fresh equity issuance of Rs 1,200 crore and an offer-for-sale of Rs 20 crore by promoters, with the bulk of proceeds (Rs 900 crore) earmarked for debt reduction.
Apart from Hyderabad, Casagrand also operates in Chennai, Bengaluru, Hyderabad and Coimbatore, and also recently announced a massive expansion in the Maharashtra market, and a foray into Dubai with a Rs 1000-crore luxury project.
As per its DRHP, the company reported a revenue of Rs 2,696 crore in FY25, up 3% YoY, and a net profit of Rs 235.6 crore, a decline of 7.6%.
